In the Petit Port district of Nantes, the social landlord Atlantique Habitations has launched a new project for an R+2 complex of 100 T1 emergency collective housing units, with communal areas on each level and premises allocated to the Aurore association, which will be responsible for managing the building. The building is intended to be used for around twenty years before being moved to another site.

The particularity of this project lies in its choice of construction method. Atlantique Habitations wanted to build it off-site. The building will be constructed by assembling 3D modules comprising a metal frame and wooden facades, prefabricated in the factory. The modules also include exterior joinery, linings, partitions and pre-wiring. They are delivered to site and assembled, considerably speeding up construction: each floor required just 3 days' handling. The remainder of the finishing work, including waterproofing and cladding, was carried out on site using traditional methods by local contractors.

In addition to enabling the building to be dismantled and reassembled elsewhere in 20 years' time, the choice of off-site construction was also justified by a dual benefit: the record time taken to complete the work, the significant reduction in nuisance caused, and a marked reduction in the environmental impact of the construction.

 

Description 


While the time required to carry out the work is considerably reduced, the design phase of the project must be much more thorough: once on site, the modules must assemble perfectly, otherwise they'll have to go back to the factory. No approximation is allowed. Dismantling must also be perfectly anticipated. SOCOTEC's support was therefore adapted to the specificities of the project, and the technical control mission was extended to include a commissioning mission, providing a framework for all the technical specifics linked to off-site operations.
